1. Booking and Payment
All bookings must be submitted through the “Request Services” form on our website.
Accepted payment methods include Cash, Check, or Credit Card.
A travel fee will be assessed for any location exceeding one (1) hour of travel. Full payment is required prior to the delivery of Professional Still Photography, Virtual Tour, and Declutter Services.
2. Cancellation and Rescheduling
Cancellations must be made at least 48 hours prior to the scheduled session.
A non-refundable $50 fee will be charged for any cancellation made within the 48-hour window.
A non-refundable $50 travel fee per hour of travel will be assessed for cancellations made within 2 hours of the scheduled time.
In the event of weather or unforeseen circumstances, the session may be rescheduled at no additional cost.
3. Image Delivery
Edited digital images will be delivered within 5 business days of the shoot unless otherwise agreed.
Images are delivered electronically.
RAW files and editing access are not permitted.
4. Usage Rights & Licensing
The client receives a non-exclusive, non-transferable license for personal or agreed-upon commercial use.
The photographer retains full copyright and may use images for portfolio, website, and promotional purposes unless otherwise agreed in writing.
5. Client Responsibilities & Property Conditions
The client must ensure the property is fully accessible, prepared, and photo-ready at the agreed time.
For all real estate and property shoots, the home must be presented in show-ready condition prior to the photographer’s arrival. This includes, but is not limited to:

Removal of all personal items such as toiletries (toothpaste, toothbrushes, etc.), jewelry, and clothing (except neatly stored items in closets)

Clean and clear surfaces throughout the property

Properly made beds and organized spaces

Removal of trash, debris, and visible damage

No animals present on the property during the shoot

No people present inside or outside areas being photographed or scanned
NOTE: The presence of individuals or animals may interfere with photography and scanning processes. If people or animals are present, they may be captured in images or require rescheduling. Any reshoots or delays caused by this will be subject to additional fees.
The photographer does not move, stage, or rearrange personal belongings beyond minor adjustments at their discretion. If personal belongings, clutter, or property condition do not meet photo-ready standards, the photographer will proceed with the session as is.
Special requests to alter, hide, or work around cluttered or unprepared spaces will not be accommodated. Images will reflect the property in its current condition at the time of the shoot.
The photographer will use professional judgment to capture the property in the best possible way given the existing conditions. However, the photographer assumes no responsibility for the visual outcome resulting from clutter, cleanliness, staging, or overall property condition.
Requests for reshoots due to property condition, presence of people or animals, or lack of preparation will be considered a new session and billed accordingly.
Any delays caused by the client may reduce shoot time or incur additional fees.
Clients are strongly encouraged to ensure the property is fully prepared prior to the session to achieve the highest quality results.
6. Editing and Retouching
Standard editing (color correction, exposure adjustments, and basic retouching) is included.
Advanced retouching (including object removal, sky replacements, or virtual staging) may incur additional fees.
Requests for re-edits must be made within 5 days of image delivery.
7. Liability
The photographer is not liable for any accidents, damages, or losses that occur during the session.
In the rare event of equipment failure or unforeseen circumstances preventing image delivery, liability is limited to a full refund of any fees paid.
8. Agreement
By booking a session, the client acknowledges and agrees to these Terms and Conditions. A signed agreement may be required for certain projects or commercial jobs.
9. Declutter Services
For the purposes of Declutter Services, the “Client” refers to the homeowner or authorized property representative.
Declutter Services are provided to prepare properties for photography, Matterport tours, and showings by removing visual clutter and optimizing each space to appear clean, open, and market-ready.
This service includes organizing spaces, clearing surfaces, and temporarily relocating or boxing personal items, excess belongings, and visible clutter that may impact the quality and presentation of the property.
The photographer will use professional judgment to determine which items should be decluttered, relocated, or boxed to achieve the best visual result. Items will be moved to a garage, closet, or other designated non-photographed area, or boxed for storage as appropriate. All declutter items will remain on-site for the client to relocate.
Declutter Services may include packing, labeling, and organizing items by room or category. Boxes may be documented for organizational and accountability purposes.
Declutter Services are limited to preparation for photography and presentation only. We focus strictly on decluttering and preparing the home for photography and showings. We do not provide cleaning services such as mopping, sweeping, vacuuming, dusting, cleaning toilets, windows, or walls. Those services should be handled by a professional cleaning company once the clutter is removed.
NOTE: The client is responsible for removing or securing any valuables, sensitive materials, or important personal belongings prior to the service. The client is responsible for disposal of items, hauling, off-site storage, or decision-making regarding what items are to be kept packaged or discarded.
The photographer is not responsible for lost, misplaced, or damaged items.
Properties will be assessed based on size, clutter level, and overall condition. Homes exceeding the standard scope, including excessive clutter or conditions beyond normal service levels, may require additional time, custom quotes, or hourly billing. The photographer reserves the right to refuse or reschedule service if conditions are deemed unsafe or beyond the agreed scope.
Declutter Services are intended to establish a strong visual foundation for photography and showings. Cleaning services, including but not limited to sweeping, mopping, dusting, and detailed surface cleaning, are not included and should be completed after decluttering.
For best results, clients are strongly encouraged to utilize off-site storage to maintain a clean and consistent presentation throughout photography, Matterport tours, and showings.
By booking Declutter Services, the client acknowledges and agrees to the scope and limitations of this service as outlined above.
